Main Contractors
You need a subcontractor who turns up when the programme says, works around other trades, and hands over evidence that satisfies building control and the client at practical completion. We price from drawings, mobilise with RAMS issued in advance, and build the photographic record as we go, so the O&M pack is not a scramble in the final fortnight.
Developers
Your exposure sits in what can be proved after handover. We specify against tested details, record the system used at each location, and issue a traceable pack that connects every seal, barrier and doorset to a test reference. If a detail on site does not match the tested condition, you hear about it while it can still be changed.
Housing Providers
Occupied stock means access constraints, resident notice periods and phased works. We survey blocks and produce photographic defect schedules with priorities, then work through remedials in a sequence that suits residents. Communal risers, ceiling voids and flat entrance doorsets are recorded door by door and location by location.
Facilities Management
Buildings change constantly, and every new cable run is a new penetration. We carry out reactive fire stopping, periodic fire door inspections and planned compartmentation surveys, and return records in a format that drops straight into your asset system, so your compliance file stays current between audits.
Healthcare
Wards, theatres and plant rooms carry dense services and cannot be closed for long. We work in short possessions, agree infection-control and permit requirements before mobilising, and seal complex mixed-service penetrations to tested details. Each area is signed off and recorded before it is handed back.
Education
Most work has to happen in holidays, to a fixed date, in buildings of very different ages. We survey during term, price by location, and install in the break with the labour needed to finish. Compartment lines above suspended ceilings in corridors are a common finding, and we schedule them with the photographs to support the case.
Commercial
Fit-outs and refurbishments change service routes and structural protection at the same time. We handle fire stopping to reworked penetrations, cavity barriers in new external wall build-ups, and intumescent coatings to exposed steel, with dry film thickness records per member for the incoming tenant's file.
